Business Plan....Promises are things I can control. Tax credits etc I can't control, and a upcoming seller workshop!

A new awareness for me since last year is I will never use the word GOAL again to describe my business plan. When you make a promise to someone you promise to them that you will do whatever you promise and for me those promises are fulfilled! Goals are made and goals are broken and not achieved. For my business plan I don't call them goals I call them promises. I work on my promises everyday. My business planning starts now and I won't wait till January to begin the plan. Also, I am always refining and correcting and tweaking my plan along the way. In the next two months I will be diving into my plan to better help you now and into 2010. I suggest you consider this mindset for your future planning.

As far as tax credits I don't have any control over what happens with the Senate, the House, and president Obama. I will say the new news has excited a lot of folks. Today Obama is expected to extend and enhance the tax credit that stimulates the real estate market. Before it was just for first home buyers who have not owned a home in the last 3 years. Now it includes buyers who have owned their current home at least five years will be eligible for a tax credit of up to $6,500. First time home buyers get up to $8,000. You must have signed a "agreement to buy" on or before April 30th, 2010, and have a closing celebration by June 30th 2010. The purpose for me to announce this tax credit in this manner is because even though many people are excited about it I believe that real estate will be bought and sold regardless of the stimulus. I must admit it is a nice little perk to stir the pot!

Special Home Seller Workshop! A Personal note to those I know and those who want to also jump on the bandwagon!

As you know I love to help the people I care about the most and you are one of those people. I write this to you and even though I am sending it out to a few other friends, family, and neighbors I know, I am writing it to you specifically. I was once a bit timid in telling you what you needed to hear. I have worked through that and am presenting you with this personal declaration that you will always hear what truly you need to hear.

 

Having said that my biggest fear is you won’t take the advice I give you and listen very carefully to what I have to say. I realize in this day and age making decisions regarding a move, your marriage, your significant other, your faith, your health, or even your life depends on decisions you make when in times like this fear can almost overtake you where you just want to crawl in a hole some days.

 

What I want for you is for you to trust that things can be good even though they may look bad now with the economy and the negative that surrounds us including but not limited to your job, the media, your future, or even your family. I know at times everyone has concerns. After determining what your dreams are I sometimes want those dreams for you more than you want them for yourself!

 

You have people who are counting on you to be successful. I’m not just talking about all the people you owe money to, I’m talking about the people you love and who love you and want you to succeed for them for their safety and security.  

 

You are one of the people I care about who receives my newsletter, and even for those people I may not know who is reading my blog or facebook I am speaking to you too, because for even the future people who come into my life I want you to hear the passion I have for the special people I care about.

 

I’m telling you that you must take action for your dreams. Don’t let the current administration in the white house get in the way. Your bailout will only come from you by taking action on your own! What’s important to you really does matter and what matters most is your happiness and your financial freedom! If that includes moving forward with your dreams now than I say do it! I am here to support you with your dreams and to help you “push that button.” Recently I helped a home buyer push that button! In the real estate industry we now have our real estate contracts online and the client can sign electronically. I had to coach this client along while I was on the phone with him to move him forward by helping him “push the button” on his mouse after signing electronically. He had to push the accept button on his computer. This meant he was committed to this house and his dream…and he told me he may not have been able to push that button without me to lead him to that goal. As a friend to a friend I will help you move towards your dreams by taking action on your dreams by my encouragement and by doing everything I know how to help you through any blocks or fears you may have.

 

Now listen. I am doing my part. I will show up everyday for you!

 

I may care more about your success than you care about it.

 

I will believe in you until you don’t want me to.

This picture was sent to me by my daughter on my birthday in September. This little bundle is my grandson. I plan on seeing him in Texas real soon. He doesn't even know it but he is calling for me to visit. His name is Noah. I am so excited to meet him. He was born 9-9-09 

Yesterday I was reminded that it's good to talk to all my clients about the turbulence you could experience before we even start the process of buying or selling your home. Whenever you ask me to be your real estate consultant...think of me as the pilot of the plane and you as the passenger. There are hundreds of things that can cause turbulence. I will give you a list of 89 types of turbulence that can come into a real estate transaction. We will watch the list as we go along and as your pilot of the plane I will weave us through all the turbulence to a safe landing which I love calling the "Celebration" more commonly known as the closing (Your new beginning!). There are 43-65 different people involved in every real estate transaction...these are the people that cause turbulence. We have appraisers, lenders, the title company, the other Realtor and his clients, the inspector, the survey, the sewer scope, the radon test...and the list goes on. As your pilot / real estate consultant let me guide you through this maze and to a successful celebration and even after celebration service! I'm your consultant, negotiator, and overseer of transactional details-as described above.

How To Buy a Home For Beginners in 12 Easy Steps...written by Jim Urban

1) Locate a reliable, experienced, and hard working real estate consultant. The best way to do this is to ask for a personal introduction from someone you know and trust who raves about the real estate consultant they hired to help them buy a home.

2) Set up a time to meet with this real estate consultant in person and have them consult with you and have them recommend a mortgage consultant to you. Now contact this referral and begin to get your ducks in a row with your financing. A thing to look for is a real estate consultant that asks you questions about what's important to you in your home buying experience. Lastly, you will want to discuss "Buyer Agency" and other options on how you agree to be represented by your real estate consultant during this initial consultation.

3) Once you have a pre-qualification or pre-approval letter in your hand, and your real estate consultants hand you are ready to go shopping for a home.

4) Begin to narrow down your search by sections of town (especially if you in a big city), then subdivisions, then home choices. The best way to start this is to get suggestions from your real estate consultant by homes in your price range and have him/her suggest subdivisions for you to drive through. Then take some time to drive those areas and subdivisions.

5) Now that you have that done pick the areas or subdivisions you want to buy in. Imagine yourself living in those areas before you look inside any homes.

6) Have your real estate consultant pull up homes in those areas and/or subdivisions and have them e-mail you homes in those areas. Once you have that list pick for example approximately 20 homes to go drive by that are your favorites.

7) Now pick about 3-7 homes to view inside. If there is only 1 home that is fine. If there is more than 7 homes break up the home search with your real estate consultant in multiple days. You don't want to see too many homes in one day because the homes will just run together. You certainly don't want to exceed about 20-30 homes because at that point you just begin spinning your wheels. If you have done your research correctly even 20 homes is enough. There will be at least one home in that bunch you will like!

8) Select your favorite home and ask your real estate consultant what the "30 day price" would be (knowing this is critical!). He/she will now run the comparable home sales in the neighborhood and pull county records and help advise you and strategize with you your "Agreement to Buy" contract price and deadline date list.

9) Allow your real estate consultant to guide you through this negotiation process. This is where you really need someone to be your "Pit Bull" negotiator. You want a confident, professional, and firm consultant to guide you at this point. This is really where they earn their fee. You want someone at this point who makes you feel like they are worth every penny they are earning because this is their shinning moment for you! Even at this point is a great time to introduce some friends of yours to your real estate consultant, if you are happy with the results so far! They will love you for it and will work even harder for you if you do!

10) Now a true consultant will dot every i and cross every t as he/she oversees all the details of the transaction till the celebration...meaning the closing.

11) You may have two more opportunities for your real estate consultant to be a "Pit Bull" negotiator for you. That is at the inspection resolution period and the walk through and the closing celebration table.

12) Closing celebration! This is a new beginning for you. At the closing of your transaction you want to know about all the final figures before you sit down at the closing celebration table. If things are prepared correctly you are there to allow your real estate consultant to confirm each document you sign is correct before you sign. Most of the time you are done in about an hour and the keys are handed to you! Congratulations you are a new homeowner! You now have the confidence that you have made a sound investment and home for your family.

P.S. You really want to ask your consultant when you are at your initial consultation if they offer after sale service? Will they be available for you after the celebration if a problem arises? You want someone who commits to after sale service to you for life!

I can't imagine your mission being anything much different. If you are my brother Ken he would remind me that your mission is to also persue a relationship with God and help others find him. If you are my brother Jon he would say the same thing and add to that mission statement by adding running is a freedom in itself. I think everyone out there has a passion for certain things. Mine happens to be helping people with their home buying and selling needs. I know there are other things I love...although this really really brings me happiness. Sure you say how could somebody love their work that much? To me it is not work it actually seems like I am not working but helping my friends, family, and neighbors. This mission makes my happy, prosperous, and free.

What do you love and what makes you happy? You actually choose to be happy, prosperous, and free, even if you don't think you have a good reason. Who said you need a reason, anyway? Happiness is your birthright, like the air that you breathe. You don't need anyone's permission to be happy. Just decide to be happy - make up your mind to be. Happiness is your Birthright

It's not just for the few, for the worthy, for the "righteous". Happiness is for all of us, like the air that we breathe. Stop for a moment. Fell the air going in and out of your lungs. We take the air for granted, and so we should. It does not have to be deserved, earned or worked for. It is yours. You are entitled to it. It's the same with happiness. You may, have been talked into thinking that happiness is conditional ("I'll be happy when I get x, y or z"), but it isn't. What would happen if you suddenly begin to realize that happiness is your birthright?

So for you...I hope this brings a new hope or inspires you to be happy this week and each and everyday it is your birthright!
